As per new safety regulations it is now mandatory for all landlords to commission a qualified electrician to carry out an electrical inspection of rented property. This comes in the form of a EICR or a Electrical Inspection Condition Report. Which is an in-depth inspection of your properties electrics and there installation. The report which is now mandatory by law assess the competency and safety of your electrics.

This inspection will involve testing the 'fixed' electrical components of your property, such as: the wiring the plug sockets, the light fittings and the fuse box. It would also include permentanlt connected equipment such as the showers and extractors. This inspection doesn't include the electrical appliances in your property such as cookers, fridges or televisions.

This will need to be re-done every 5 years or when there is a change of tenancy.
